“These guys are genuinely brilliant at what they do. Really proactive, on top of everything, and often picking up on things I haven't even thought to ask about yet. They just get it.”Kieran Artus, Director, Evolvestays

Where they were

Evolve came to us managing a growing portfolio of Airbnb properties without a bookkeeping and reporting process that could keep pace with the volume.

What we did

We built Evolve a month end reconciliation process and moved their bookkeeping to weekly, and daily where needed around month end, to keep pace with their Airbnb portfolio. We access their internal property management software directly to pull statements for each property and reflect them accurately in Xero, run bi-weekly catch ups, and manage the accounting across the group's related companies, allocating transactions correctly between them. We also consider tax planning opportunities across the group, looking at how the companies interact with each other.

Where they are now

Evolve now manages more than 70 Airbnb properties, with accurate, up to date numbers across the group and a reconciliation process built to handle that scale.

Industry insights

Airbnb management businesses generate a huge volume of transactions across many properties, and on top of that, they need to produce a statement for every property owner every single month. That adds real time and reporting pressure that most businesses don't face. To help with this, we've moved Evolve's bookkeeping to weekly, and daily around month end, and built a reconciliation process that pulls statements straight from their property management software into Xero, so the numbers are ready in time, every time.
